As part of DCAMM’s Future of Work initiative, Jones engaged in a programming effort implementing new workplace standards across multiple agencies as they return to work in 2021/2022 post pandemic. Overall, state agencies are seeking to reduce day-to-day occupancy to roughly 50% and implement hybrid working models across many of the Commonwealth’s owned and leased office space.
The Department of Revenue’s (DOR) Boston office location had become overcrowded and in places ad-hoc due to many renovations, document reductions, and department relocations over the years. After looking at their available space across The Commonwealth, a crucial shift in messaging identified DOR’s Chelsea location at MITC (Massachusetts Information Technology Center) the new agency headquarters. This allowed for the Boston footprint to be significantly reduced, housing only touch-down space and departments interfacing directly with state house functions and led to an investment in the MITC office space to welcome new occupants.
The second floor at MITC presented an ideal location for DOR’s headquarters. It features visibility from the building’s lobby, but security and privacy where needed is maintained. The office suite contains multiple conference rooms and huddle rooms near its entry so agency guests can attend meetings or reserve touch-down spaces. The offices and huddle spaces are concentrated at the building’s core, maximizing daylight for workstations and using borrowed light in enclosed rooms. Future of Work standards are implemented with 20% offices, 80% workstations, and 1:1 work point to collaborative seat. Meaning for every person in the office, there is an available meeting space. This was found to be crucial for the hybrid working model. Modular furniture and demountable partitions will be used for maximum flexibility, and existing pieces will be reused and refurbished where possible to reduce waste.
Overall this project represents nearly 30,000SF of renovation on the second floor of MITC’s 425,000 GSF building bringing modernized office space, reservable workstations, AV-equipped meeting spaces, new print shop facilities, and overall a leap forward in facilities for the Commonwealth.
